Competition in the residential real estate market in St. Petersburg has led developers to pay attention to every detail. And even more so for such important issues as the appearance of buildings and premises. Among other things, the decoration of common areas stands out here, a problem that almost 10 years ago almost did not exist in mass domestic construction.

Common areas or, as experts say, MOPs in Soviet times served one purpose: to allow the tenant to get into their apartment with the least hassle. At the same time, almost no attention was paid to their design and decoration. As a result, some time after the commissioning of new buildings, it was scary to enter such front doors. Literally.

The situation has begun to change in recent years. The struggle for the buyer, who is becoming more and more picky, has led builders to pay more attention to the living environment of their homes and neighborhoods in general. Among other things, this affected the improvement of the quality of MOS finishing as an important sales factor - it began to play an important image role and influence pricing.

“The general trend of the construction market is the spread of a well-maintained living environment throughout the entire territory of the residential complex,” says Denis Babakov, commercial director of the business unit "LSR. Real Estate – North-West». - Finishing options are determined by the class of the object, but, in any case, now the leading developers of St. Petersburg have a clear understanding that the living environment is not only their own apartment (with or without finishing), but also the finishing of MOS and landscaping of the residential complex. Such an integrated approach to understanding each “spot” is a fait accompli and a positive market trend.

Let me give you an example from our practice. We offer objects of different classes on the market - from economy to elite - and each object today provides for landscape improvement, high-quality finishing of elevator and entrance areas. Of course, it corresponds to the class of the object. For example, marble and expensive woods, stained-glass windows, huge halls are justified in the decoration of MOPs in the houses of the second stage of Smolny Park.

To attract buyers, the developers began to experiment with the architectural solutions of the entrance groups, with the color schemes in the halls, with the finishing materials and the formation of the MOS space.

“In the houses of the New-Ton residential complex, the common areas will be finished in accordance with the original design project, brightly and not casually. There are spacious pantries, places for storing strollers and bicycles, good plastic doors, decorative plaster, wear-resistant tiles on the floor,” they say in GC "Lenstroytrest".

“If we talk about the projects of our company,” says Sergey Stepanov, Sales Director of the company "Construction trust» , - they combine elements of both comfort and business class. At all objects, we provide high-quality MOS finishing, harmonious in design, meeting modern trends - maximum light, space, comfort. The original design of the entrance groups, the attractive appearance of the entrances and elevator halls is one of the competitive advantages of our company's facilities. The requirements of buyers are growing today, and they look not only at the footage or the price of an apartment, but strive for a certain quality of life, which is made up of many "little things", including how the entrance to your new house, the elevator hall looks like, entrance".

Many developers add various “bonuses” to the decoration of the front doors: free Wi-Fi, shoe-shine machines, and small architectural forms. But you need to take into account that the costs for this are rather big, despite the fact that in economy and partly comfort class houses, the main emphasis is on the cost of apartments. And although the area of the MOP there is small - a corridor, a concierge booth, storage rooms, but the price per square meter of living space in such houses is low, so there are no additional funds for expensive decoration of front doors. Although some developers manage to include the option of "free" high-quality and original interior decoration - as part of marketing campaigns and attempts to stand out from competitors.

“Earlier, only projects of a class no lower than the business segment could afford individuality. Today, this is already in the past, and each house becomes unique in relation. Regardless of the class, whether it is a mass market or a premium segment, for each Setl City project, our specialists order the development of a design project for common areas from design and architectural bureaus, - says Oleg Pashin, General Director of LLC "TsRP "Petersburg Real Estate". - Thus, there are no identical halls in our objects - they are all author's. I have no doubt that even in mass-market houses (includes comfort and economy segments), residents deserve just such an attitude: the comfort of living should be organized not only in the apartment, but also outside it.”

According to Pashin, in Setl City they are trying not only to create a beautiful hall, but also to make its design, so to speak, “in the theme” - in the theme or with symbols that correlate with the brand, with the “legend” of the residential complex. For example, in the residential complex "Tokyo", which has already been commissioned and occupied, the hall is decorated with a mosaic panel depicting bamboo, which is associated with Japan and, accordingly, with its capital. And in the More project in the halls there is a stylization that will remind the water element. The halls of the residential complex "Atlanta-2" were decorated with a panel (photo printing on tempered glass) depicting the panorama of this city.

In the business and premium segment of housing, it is not customary to save on finishing, as buyers of apartments in such houses are very picky, and it is important for them, when entering the front door, to get not into a plastered corridor, but into a spacious hall with an original interior. We have already written about the differences in the class of housing, according to the Unified Classification of Multi-apartment Residential New Buildings, the interior decoration of public areas in business-class housing involves high-quality materials: decorative plaster, ceramic tiles, artificial stone, etc. Residents of the "elite" every day will pass through the halls with designer finishes (of course, high-quality materials).

“Our approach to MNP premises is characterized, in particular, by the fact that we, as a Finnish company, pay special attention to the aspects of functionality – in terms of both planning solutions and finishing design projects,” notes the head of the company’s product marketing department YIT St. Petersburg Maria Kuks. – The functionality and rigor of the solutions used, typical of the Scandinavian style in general, in YIT DOM residential complexes successfully ensure the high comfort of our product for customers.

For example, it can be especially noted that during the overhaul of three historic buildings on Smolny Prospekt (as part of a large-scale project to create an elite residential complex "Smolny Prospekt"), the design of the main staircases and halls in the same style was developed in all houses. In the decoration of common areas, a number of elements are made in the historical style, based on preserved original fragments of historical interiors, as well as documentary materials. When finishing the front stairs, vestibules, railings, cast iron with oak handrails is used, the entrance doors to the front entrances will be made of solid oak. And for the buildings under construction of the Smolny Prospekt complex, the design project for finishing the MOPs was developed by the bureau of the famous Spanish architect Ricardo Bofill, who completed the architectural concept and design of the entire complex.

According to statistics, MOS finishing is not included in the top requirements when choosing a new building (traditionally, price and distance from the metro are in the first places), however, companies are beginning to notice an increased interest of buyers: with current competition and comparable prices, even the color of the tiles on the floor, the level illumination of halls, colored glazing and design of entrance groups.

Finishing common areas in new homes

Now customers are becoming more demanding, paying attention not only to the decoration of apartments, but also to the design of common areas - the entrance group, common corridors, etc. And in this case, the decoration of common areas becomes the hallmark of houses not only in the high price segment, but and comfort and even economy class.

Nikolai Grazhdankin, Head of Sales, ISK Otdelstroy

It is very important what impression is created by future tenants when they enter the entrance. This impression is carried over to the whole house. Therefore, it is so important that the entrances to the houses were front doors.

High-quality finishing of MOSs is now one of the requirements for comfort-class residential buildings. With each new queue in the New Okkervil residential complex, we improve the standard of finishing of MOPs, choosing more modern and high-quality materials, using new planning solutions, etc. Each house has its own front door design project. For example, in the front doors of the third stage, we have suspended ceilings, a high-quality metal door, Kerama Marazzi tiles on the floor and walls, improved lamps, noiseless Mitsubishi Elevators. Each front door has a concierge room, which begins its work immediately after the house is put into operation.

Finishing of MOPs is done upon completion of all plumbing, electrical and other work related to the installation of engineering and finishing of apartments. All these works are done, of course, until the house is put into operation. By the time occupancy begins, the decoration of the common areas should already be completed.

All work on finishing the front doors is included in the cost of the equity participation agreement, the client will not have to pay anything extra.

Irina Timofeeva, Head of Project Preparation Department, SetlCity

We strive to carry out the final work on the finishing of MOSs as a last resort, just before putting the house into operation, because. the constant traffic of workers and building materials can ruin the finish. In any case, at the time the Shareholder received the keys to his apartment, the finishing work in the MOPs had already been completed.

Finishing common areas is the same part of the builder's work at the facility as, for example, glazing window openings. No surcharges are required from tenants.

The project documentation, which is undergoing an examination, indicates the finishing parameters for entrance groups, elevator lobbies, corridors on the floor and other common areas. It describes in detail all the necessary technical specifications for the types of finishes of all surfaces. Then the design project is developed in the company, which determines the remaining little things, such as, for example, the color scheme.

Because the equity participation agreement provides for the transfer to the Shareholder of an apartment in a house built in accordance with the design documentation, then in fact the developer's obligation to finish the MOPs is fixed in the DDU itself.

Regardless of the class, for each project we order the development of a design project for common areas from specialized firms - designers and architects. Therefore, there cannot be two identical halls in our projects - they are all author's. I am sure that buyers deserve just such an attitude, because the comfort of living should be organized not only in the apartment, but also outside it.

Moreover, each design project, for example, of a hall is associated both with the style in which the building is being built, and with the brand of the house, with the so-called "legend" that every name has. For example, in the LCD "Tokyo" the hall is decorated with a mosaic panel depicting bamboo, which is associated with Japan and, accordingly, with its capital. In the "More" project, the halls are made in blue-white-blue colors, symbolizing the water element. In the GREENLandia residential complex, the entrance groups will be decorated in various shades of green.

At the same time, at present, our company has developed a finishing standard for comfort-class houses, which does not cancel the author's projects, but brings them to a common denominator. So, on the floor we always have high-quality porcelain tiles, domestic or imported, but always wear-resistant. The walls are plastered with decorative coloring, the area of the elevator halls is also finished with decorative tiles. Moreover, all colors and textures are in accordance with the developed design project.

Maria Kuksa, Head of Product Marketing Department, YIT St. Petersburg

Beslan Bersirov, co-owner of ZAO Stroitelny Trust, deputy general director of the company

The Stroitelny Trust company is a conscientious developer, and we ensure the complete readiness of the facility by the time it is put into operation. In particular, this applies to the finishing of common areas. As a rule, it takes place immediately before the representatives of the acceptance committee arrive at the facility. Not a single developer in St. Petersburg will be able to hand over a house without a fine finish of the MOS.

Protection against damage, for the period of large-scale repair work until the full occupancy of the residential complex, is usually provided in elevator cabins: the developer transfers the elevators to the management company with a special “anti-vandal” coating that covers the cabin lining and mirrors.

Regardless of the class of the residential complex, residents have the right to count on high-quality finishing of common areas. Differences may be in the level of finishing materials. For example, a business-class property would require a high-quality MOS finish using decorative plaster, ceramic tiles, artificial or natural stone. Developers working in the mass market segment may limit themselves to more standard finishes. These criteria are spelled out in more detail in the Unified Classification of Residential New Buildings, adopted at the beginning of this year at the federal level http://www.fondrgs.ru/files/docs/Edinaya_klassifikaciya1.pdf).

A distinctive feature of the Stroitelny Trust company is the optimal combination of elements of both comfort and business class. During the design of each object, our specialists create an individual design project of common areas that meets the architectural concept of the house.

Lvovich Alexander Vladimirovich, General Director of SC "Navis"

I’ll clarify right away that the house will not be put into operation without finishing the common areas. This is enshrined in SNIP.

Another thing is that we do not have a gradation of finishing requirements depending on the class of housing. Finishing depends on the desire, imagination and capabilities of the developer. Our object - "Dom BDT" will be commissioned this year. And only a year later, when mass repairs of apartments are completed, the company will return to the site to renovate common areas. It is no secret that the workers who carry out apartment repairs do not really care about the safety and cleanliness of common areas. We are forced to wait for the completion of the main repairs in the apartments. At the moment, the walls have been painted and the floors have been leveled in the MOP. In the future, we plan to carry out a comprehensive renovation of the entrance areas, laying tiles on the floor and other finishing works. On the other hand, in the low-rise complex "Shcheglovskaya Usadba", where all apartments are rented with a fine finish, which means that repairs will not be massive, the finishing of the MOPs will be carried out before the house is put into operation. Thus, the tenants will move into the finished houses and they will not have to experience inconvenience during additional finishing work.

Vladimir Sparak, Deputy General Director of the Academy of Sciences "ARIN"

The higher the class of housing, the more attention the developer pays to the design of the MOS. In the "elite" class, designers are involved in the work, who create a unique project. They don’t save on materials either: ceramic tiles, natural stone, etc. are used. To decorate the lobby of one of the projects, the developer purchased an antique chandelier.

In the "economy" segment, on the contrary, developers are trying to save as much as possible on the finishing of the MOS. Some design delights or expensive materials increase the cost of housing for the end user. Buyers of such housing are not ready to overpay for it. But for comfort-class housing, well-finished and well-thought-out MOS are an additional advantage when buying an apartment.

Polina Yakovleva, Director of New Buildings Department, NAI Becar

Russian developers began to think about finishing common areas only about five years ago, previously such objects were found only in the elite segment, and their number was insignificant. Today, almost every developer offers MOS finishing, and its level depends only on the class of the object. If in elite projects the halls are usually decorated with marble and various fountains, then the level of decoration in the economy class, of course, is at a lower level.

As a rule, the finishing of common areas takes place at one of the last stages of the implementation of the object, it happens that even after passing the commission. Most often, developers do the necessary finishing, but during the finishing work that is carried out in the apartments, they sew up the entrances and elevator lobbies with materials.
